About Us
The Planning department manages the City's long-range plans and develops ordinances and policies that implement these plans and facilitates the land development process. Our mission is to shape the physical development of the City through sound planning. We work closely with the development community to ensure careful and thoughtful compliance with all City codes, policies and ordinances. In doing so, we help to establish safe and attractive residential neighborhoods and commercial areas.
All Planning applications (including SUPs, plats, zoning changes, variances, site plans, and PD's) are submitted online through the Citizen Access Portal.

What is a Pre-Development Meeting?
This meeting is aimed to provide preliminary information to new applicants looking to develop in the City of Duncanville. This includes zoning information, development standards, potential challenges, platting, etc.
Development Process
- A Pre-Development meeting is REQUIRED before a Planning application can be submitted. This includes new construction, zoning changes, plats, and/or an extensive change of use in an existing building including remodeling and renovations (e.g. business change from an office to a restaurant).
- Pre-Development meetings are held on WEDNESDAY every week (unless otherwise stated by Planning staff) either in-person or virtual. Meetings are held between 9 a.m. - 12 p.m. in the 3-minute increments.
- Pre-Development meetings can be scheduled by the applicant using the Bookings link. All the required documents (Project Assessment Form and supporting site plan/concept plan) must be submitted after the meeting is scheduled or the meeting will not be cancelled.
- After the Pre-Development meeting, applicants can move forward with the applicable development process as directed by staff.

Planning & Zoning Commission
The Planning & Zoning Commission meets on the second Monday of each month. Meetings are open to the public. Agendas for each meeting are posted at City Hall and on the city website.
