- A total of 15 Rental inspections were scheduled this week; 4 passed, 11 failed, and 0 were canceled. The primary reasons for the failed inspections were the absence of Ground Fault Circuit Interrupter (GFCI) protection, missing carbon monoxide and smoke detectors, inadequate ground rods, and water heaters not meeting current code standards.
- 4 Single-Family Rental Certificates of Occupancy have been reissued for this week.
- 0 apartment unit inspections were completed and 2 complaints.
- There were 91 total Building inspections this week. 55 inspections passed, 19 failed, 2 canceled, and 15 were partially passed.
- 41 building permits were issued this week
- This week, there were 17 total health inspections: 0 for the annual renewal, 0 for the health certificate of occupancy, 5 for the annual swimming pool inspection, 10 routine health inspections, and 2 health complaints.

To help stop the spread of mosquitoes, residents should get rid of any standing water around their homes. You should also report dirty pools or abandoned homes where mosquitoes might be breeding. To report, call Duncanville Health Services at (972) 780-5000 or use the OurDuncanville app, found in the Apple App Store or Google Play.
To protect yourself from West Nile Virus, use bug spray with DEET. It's also a good idea to stay inside during dawn and dusk, when mosquitoes are out the most.

Event Planning Update – Hispanic Heritage Fest
Planning is officially underway for the Best Southwest’s Hispanic Heritage Fest, proudly hosted by the City of Duncanville. This exciting regional celebration will take place on Saturday, September 20, 2025, from 3:00 PM to 10:00 PM at Armstrong Park.
The event will kick off with a festive parade at 3:00 PM, followed by an evening filled with live music, food trucks, a vendor market, and cultural festivities for the entire community to enjoy.

Encina is Coming!
We are thrilled to announce that Encina, the beloved Oak Cliff restaurant known for its adventurous menu featuring seasonal Texas ingredients, is expanding to Duncanville! The team behind Encina has officially closed on the historic property at 220 North Main Street, formerly home to Duncanville’s original fire station and later a TV repair shop.
Encina, a collaboration between celebrated chef Matt Balke and seasoned restaurant veteran Corey McCombs, has been a staple in the Bishop Arts District since its opening in 2020.
The addition of Encina to our downtown area marks a significant milestone in Duncanville’s ongoing economic development and revitalization efforts. We are excited to welcome this esteemed establishment to our community and look forward to the vibrancy it will bring to our historic Main Street.

Upcoming Events
Our annual summer Pickleball Camp will take place on July 21, 23, and 25, 2025, from 9:00 AM to 12:00 PM. The camp has reached its maximum capacity of 24 participants. Richard Watkins will coach children ages 9 to 12, while Jeremy Koontz will instruct the younger group, ages 4 to 8. Lunch will be provided for all campers on each of the three days. For beginners, the camp will cover all key topics from the ground up, including the rules of the game, hand-eye coordination, and proper form development. Returning participants will benefit from a comprehensive review of these core components to further develop their skills.

- The Duncanville City Council will hold a public hearing for Case #2025-00013, a request by Life School to rezone 1000 East Danieldale Road, City of Duncanville, Dallas County, Texas, from SF-13 to PD (Planned Development – Education Facility). The Planning and Zoning Commission did not recommend approval. - Denied by City Council.
- The Duncanville City Council will hold a public hearing for Case #2025-00004, an application for a SUP (Specific Use Permit) to allow for the use of “Fuel Pumps”, at 615 South Cockrell Hill Road, City of Duncanville, Dallas County, Texas. The Planning and Zoning Commission did not recommend approval. - Denied by City Council.
- The Planning and Zoning Commission recommended to Council Case #2025-00003, an application for a Specific Use Permit to allow for the use of “Short Term Rental” on real property located at 710 Valley Hill Road, City of Duncanville, Dallas County, Texas.
- The Planning and Zoning Commission recommended to Council Case #2025-00005, an application for a Specific Use Permit to allow for the use of “Auto Repair and Services Major”, with an exception for the Specific Use Permit to be reevaluated in 5 years and to include that any inoperable vehicle must be removed after 60 days. Capital Improvement Projects
Summit Pump Station
Staff are awaiting the arrival of the new generator for the Summit Pump Station. It is expected to arrive this week.
Pipebursting
Utility repairs are ongoing as part of the Wheatland Road and Mauk Branch Creek pipe bursting project. The installation of the lining for the 8” water line began on June 30, 2025.
RFB 25-0014 Cedar Ridge Reconstruction
Bid documents are ready. The project will be advertised soon to solicit bids for the project’s construction.
Streets Division
- Crews cleaned creek headwall locations throughout the city.
- Crew removed and cleaned the debris from Forest Court.
- Crews poured concrete utilities on Nob Hill Drive, Green Tree Lane, Greenway Drive, and Fouts Avenue.
- Crew removed two fallen trees from the right-of-way on Wind Ridge Drive and Corinthian Place.
- Crew repaired 15 potholes at various locations throughout the city.
Right Of Way Permits
- Candlelight Subdivision – Atmos Energy is replacing a gas main and services. They are on phase 2 of 4 for this subdivision.
- Irwin Kessler from Hill City to Duncanville Road – Atmos Energy is replacing a gas main and services.
- North Cedar Ridge Drive from Camp Wisdom Road to Middale Road – Atmos Energy is relocating a gas main and service for the upcoming Cedar Ridge Improvements project.
- North Cedar Ridge Drive – Zayo Communications is relocating their fiber optic cables for the upcoming Cedar Ridge Drive Improvements project.
- Camp Wisdom Road – Locates have been completed, and the contractor is approved to begin work on the city fiber run.
Utilities Division
- During July 7 through July 13, 2025, 33,587,400 gallons of water were pumped. The estimated water loss for that week was 720,197 gallons.
- Hydromax USA continues to exercise valves and GIS to locate all the water distribution valves across the city. This project is scheduled for completion by mid-September 2025. *The Hydromax trucks are white with the company logo on them. The Utilities Division will have personnel with Hydromax to assist with locating valves when needed.
