Rental Weekly Inspection Report
- A total of 49 rental inspections were scheduled this week: 10 passed, 39 failed, and 0 were canceled. The primary reasons for the failed inspections were the absence of GFCI (Ground Fault Circuit Interrupter) protection, missing carbon monoxide and smoke detectors, inadequate ground rods, and water heaters that did not meet current code standards.
- 6 Single Family Rental Certificates of Occupancy have been re-issued, and there are 14 apartment units this week and zero complaints.
Building Weekly Inspection Report
- There were 82 Total Building inspections this week. 37 inspections passed, 36 failed, 3 were canceled, and 6 were partially passed.
- 38 Building Permits were issued this week.
Health Weekly Inspection Report
- This week, there were 10 total health inspections: 0 were health inspections for the annual renewal, 0 for a health certificate of occupancy, and 3 were for annual swimming pool inspections. 5 routine health inspections, 2 complaints.

To protect yourself from West Nile Virus, use bug spray with DEET. It's also a good idea to stay inside during dawn and dusk, when mosquitoes are out the most.

Excitement Builds for the Best Southwest Hispanic Heritage Fest
The City of Duncanville is proud to host the Best Southwest Hispanic Heritage Fest on Saturday, September 20, 2025, from 3:00 PM to 10:00 PM at Armstrong Park. This annual celebration honors the rich culture, contributions, and traditions of the Hispanic community and promises to be one of the most vibrant events of the year.
The event will kick off with a parade at 3:00 PM, showcasing colorful floats, cultural pride, local groups, and community unity. Parade entries are still being accepted, and we invite businesses, schools, car clubs, dance groups, and more to participate and help us make this year’s parade unforgettable.
Following the parade, Armstrong Park will come alive with live music, food trucks, market vendors, and family-friendly activities. We are thrilled to announce an exciting entertainment lineup including:

Encina is Coming!
We are thrilled to announce that Encina, the beloved Oak Cliff restaurant known for its adventurous menu featuring seasonal Texas ingredients, is expanding to Duncanville! The team behind Encina has officially closed on the historic property at 220 North Main Street, formerly home to Duncanville’s original fire station and later a TV repair shop.
Encina, a collaboration between celebrated chef Matt Balke and seasoned restaurant veteran Corey McCombs, has been a staple in the Bishop Arts District since its opening in 2020.
The addition of Encina to our downtown area marks a significant milestone in Duncanville’s ongoing economic development and revitalization efforts. We are excited to welcome this esteemed establishment to our community and look forward to the vibrancy it will bring to our historic Main Street.

Harrington Park Bond Project poured the Baseball concession stand concrete pad.
PARKS
- Horticulture Crew serviced beds at Armstrong Park.
- Horticulture staff is currently attending the Texas Nursery Landscape Association Annual Conference in San Antonio.
- Staff participated in a reel mower demo from Professional Turf Products.
- Received new trucks for the Litter/ Sanitation crew and the Horticulture crew.
- Crews replaced the Splashpad Chlorine Pump on August 6, 2025. The splash pad had a short delay in opening to 11:00 AM to replace the pump.
- Crews brought in a professional firm to assess issues with the Waterview and Lakeside Park aeration and fountains. Repairs are expected to be completed within the next two weeks.
- Crews performed a site walk-through of the TXDOT I-20 property to confirm the 60% plan rendering for the Green Ribbon Project.

| Planning and Zoning
|
- The Duncanville City Council held a public hearing on July 15, 2025, for Life School to rezone 1000 East Danieldale Road, City of Duncanville, Dallas County, Texas from SF-13 to PD (Planned Development – Education Facility). The Planning and Zoning Commission did not recommend approval. Duncanville City Council did not approve the request.
- The Duncanville City Council held a public hearing on July 15, 2025, to address a Specific Use Permit allowing the use of Fuel Pumps”, at 615 South Cockrell Hill Road, City of Duncanville, Dallas County, Texas. The Planning and Zoning Commission did not recommend approval. Duncanville City Council did not approve the request.
- The City of Duncanville held a Comprehensive Plan Joint Meeting on July 22, 2025, to discuss and possibly take action on adopting the New Comprehensive Plan. All boards, residents, and businesses were invited and encouraged to attend. The Comprehensive Plan Joint Meeting #ComptheBlock was a success, and the city was given a lot of positive feedback. Thank you to everyone who attended the meeting.

Capital Improvement Projects
- Summit Pump Station
- The generator was delivered and set in place in July. Staff await additional equipment not expected to arrive until the new year (Automatic Transfer Switch scheduled for delivery in January 2026).
- RFB 25-0014 Cedar Ridge Reconstruction
- Bid documents are ready. The project will be advertised soon to solicit bids for the project’s construction.
Streets Division
- Crews cleared debris from creek headwalls at multiple locations across the city.
- Crew identified and marked two utility drainage locations.
- Crew patched a total of 19 potholes at various sites citywide.
- Crews removed fallen trees obstructing roadways on North Casa Grande Circle and Santa Fe Trail.
- Crews applied hot mix asphalt to level and smooth sections of South Cockrell Hill Road and West Wheatland Road.
Utilities Division
- From July 28 to August 3, 2025, 44,329,100 gallons of water were pumped. The estimated water loss for that week was 426,066 gallons, including one main water break.
- Hydromax USA continues to exercise valves and GIS (Geographic Information System) to locate all the water distribution valves across the city. This project is scheduled for completion by mid-September 2025. *The Hydromax trucks are white with the company logo on them. The Utilities Division will have personnel with Hydromax to assist with locating valves when needed.
