• A total of 1,973 single-family rental properties have been registered to date, with no new properties registered since the last update. Sixteen inspections have been completed since the previous update; two passed, thirteen failed, and one was canceled.
  • The primary reason for the failed inspections was the absence of a Grounded/Fault Circuit Interrupter (GFCI) protection, missing carbon monoxide and smoke detectors, and improper installation of water heaters.
    
• Since the Single-Family Rental Registration Program inspections in August 2024, 260 Certificates of Occupancy have been re-issued.
  
• This week, 89 Building inspections and 15 Health Inspections were conducted. The total amount of fees collected was $17,161.10.
  
• This week, 125 permits were issued.

Duncanville Community & Economic Development Corporation (DCEDC) staff and the City Council had a joint meeting on July 30, 2024. The meeting was held at the Collab in Wheatland Plaza. The following items were discussed at the meeting:

• Matt Horn of MRB reported the process of executing the Comprehensive Plan Process and the positive impact an updated plan will have on the community.
  
• Monte Anderson presented before and after photos of Wheatland Plaza and other Wheatland Plaza tenants, showing the profound effect that has taken place including new signage and interior improvements.
  
• Sister Girls Soul Kitchen, soon to open on Cedar Ridge, provided dinner for the City Council and the Duncanville Community Economic Development Board.

Recreation Center

Pickleball Youth Camp – Monday, July 29, Wednesday, July 31, and Friday, August 2, 2024 | 9:00 AM – 12:00 PM

This is a three-day camp for youth ages 5 to 16. Participants will learn the basics of the game, e.g., the court lines and rules, information on a single or double play, technique, scoring, etc. Coach Richard and Councilmember Mr. Jeremy Koontz will also assist with coaching. The camp will occur during our regular pickleball hours - Monday, Wednesday, and Friday morning. This is a FREE event with limited space available.

  • One (1) property was mailed a final notice from the Planning Division on January 19, 2024.

Temporary Workforce Housing Project

• The City Council granted three (3) properties a SUP on May 21, 2024.

Street Division

• Crews removed fallen trees from the right-of-way in the alley behind Charlotte Street and Danieldale Road at the northwest corner of Sante Fe Trail.
  
• A blockage was removed from the creek flow line behind Alexander Avenue and Merribrook Trail.
  
• Crews repaired sixteen potholes behind Quail Run and East Wheatland Road
  
• Crews poured concrete on street of Bradley Drive, sidewalks of Amelia Street, Silver Creek Drive, curb/gutters of Cedar Ridge Drive, and retaining wall on South Cockrell Hill Road.
  

Utilities Division 

• Rey-Mar Construction, LLC has recently completed an ongoing issue at Austin Stone Apartments involving the repair of two sewer laterals and a failing retaining wall. The Utilities Division acquired the services of Rey-Mar Construction through a competitive bidding process in May of 2024 to utilize for emergency water and sewer repairs, as well as various low-cost projects outside of our capital improvement planning. In this specific scope of work, Rey-Mar repaired two sewer lateral lines servicing two separate units, removed rotten railroad ties used as a retaining wall, installed a new bag wall structure, and poured a concrete drainage flume to prevent erosion over our existing sewer mainline and the neighboring properties.
  
  
• Water usage was 57,167,600 gallons (MG) during this reporting period, July 22 – July 28, 2024, down from 62,385,000 MG the previous week. The daily peak water demand occurred on Saturday, July 27, 2024, when 823,000 MG of water was used. There was 1.42 inches of precipitation during this period. There was an estimated 31,500 gallons of water loss.
  

CIP Construction

• Wren Avenue and Oriole Boulevard Water Main Replacement I-20 Aerial Crossing
  • The project is near completion and the contractor is set to complete the final project items.

• Softwood Drive Sanitary Sewer Aerial Crossing Repair
  
  • Crews await the welder to install the I-Beam.
• Oriole ADA Sidewalk Improvements
  
  • The Duncanville City Council awarded the contract for Harrington Park and Ten Mile Lane Wastewater Aerial Reroutes and Improvements to Texas Standard Construction on May 21, 2024. Staff held the preconstruction meeting with the contractor on July 18, 2024. Construction will commence soon.

Other Construction

Texas Department of Transportation TxDOT) I-20 Construction Cockrell Hill Road to Hampton Road TxDOT is constructing new service roads and ramps from Cockrell Hill Road in Duncanville to Hampton Road in Dallas, including new bridges across US-67. This project also includes construction by TXDOT of a Texas U-Turn at US 67 and Cockrell Hill Road on the southwest side of the bridge, which is projected to be completed by Fall 2024, barring any unforeseen conditions. The entire project has an estimated completion date of September 2025.

AT&T’s subcontractor continues to work in the Huntington Park area. Fiber placement will begin this week.

Atmos Energy is working to replace the gas main on Middle Run Drive.
